If you are looking Inland, buying spec mostly means compromising on the finishes. At the shore, it means inheriting structural decisions you’d likely have wanted a say in. Whether a lot sits in a FEMA A zone or V zone changes the required elevation and the right foundation approach, and that varies street by street across these towns. The piling type, framing for the 120+ mph wind standard, whether the living space flips upstairs for views and flood logic ; these choices get locked in at the design stage, and they’re the reason two similar-looking shore homes can age completely differently in the long-run.

We would say buy a spec home if the timeline is short, you don’t own a lot, and something already listed genuinely fits your life. Build if you own or have found a lot (even one with an old house on it), you have needs no spec builder guesses at and you plan to keep the home long enough for the structural decisions to pay off.

The ones built to be lived in are the ones that still feel right twenty years on, and those get designed with the owner in the room.
